Eastworks, Dalmarnock

The Eastworks project, a £9 million undertaking by Clyde Gateway, has breathed new life into a historic structure located in the Dalmarnock area of the city.

The Eastworks Project

Dating back to 1843, the building was a relic of the area’s heavy industrial past and had been mostly unused for 65 years. The revitalised shed now houses 3,900m2 of creative office space, making it a cornerstone in the regeneration efforts of the Dalmarnock community.

The Process

INCH and Sheppard Robson played pivotal roles in the project, showcasing their long-term involvement and dedication. Sheppard Robson retained the structure in their Dalmarnock masterplan, while INCH focused on the building since 2017, completing extensive care and repair work.

The 94m-long, double-barrelled structure was ingeniously divided into five creative office units, aiming to retain the original volume of the Victorian building. This design decision ensures the preservation of the site’s historical drama and openness.

Adding a touch of contemporary

Lightweight grey mezzanines and new service spines were introduced to enhance functionality and give the building a contemporary edge, successfully breathing new life into a structure with a rich industrial history. A new east elevation was created, featuring floor-to-ceiling glazing with exposed steel frames that pay homage to the original structure. Our AC100 Ceiling System adds a simple yet effective ceiling that complements the brightly coloured frame and staircase balustrade. This addition not only floods the interior with natural light but also establishes a visual link between the past and the present.

Internally, the original steel frame was exposed and celebrated, becoming a key element in expressing the character of the workspaces. This approach seamlessly integrates the building’s industrial heritage into the modern office environment.

Incorporating Expanded Metal Mesh

Zircon RB35 Expanded Mesh was used for the staircases and mezzanines in bright orange, introducing distinctly modern elements that create a striking contrast between the old and the new. The mesh also offers excellent strength and airflow properties whilst maintaining an individual aesthetic, creating a vivid and dynamic contrast against the backdrop of the aged structure. This deliberate choice injects a burst of energy into the space, marking a clear distinction between the historic elements and the contemporary interventions.

The Eastworks project stands as a testament to successful urban regeneration through thoughtful design, preserving historical elements while introducing modern interventions. With its blend of historical charm and contemporary functionality, Eastworks not only redefines the purpose of the space but also acts as a catalyst for the revitalization of the Dalmarnock area.
